Boynton yards is the first major redevelopment project to receive a Master Plan Special Permit in a Master Planned Development Overlay District under Somerville's new zoning. By accessing the Master Planned Development Overlay, developers are allowed additional development rights in exchange for meeting more stringent standards, including Net Zero ready standards for all buildings except for labs, which are required to be LEED Platinum certifiable. The Boynton Yards project has permitted approximately 984,500 SF of office, research and development, and lab enabled uses (office/R&D/lab), approximately 338,000 SF of residential space, 42,500 SF of retail and/or restaurant space, in addition to new civic and open space, new public thoroughf are and substantial public realm improvements.The development will include: The LEED Platinum Certifiable Lab Buildings totaling 366,000 SF, A LEED Platinum Certifiable Lab Building totaling 351,000 SF, A Net Zero ready and LEED Gold Certifiable Building totaling 167,000SF that will be primarily residential, A Net Zero ready and LEED Platinum Certifiable General Building totaling 119,000 SF that will be primarily residential, Net Zero ready and LEED Platinum Certifiable General Building totaling 62,000 SF that will be primarily residential. Additional high-performing commercial space permitted outside of Boynton Yards: 490,100 SF of LEED Gold Certifiable lab/office, 525,000 SF of LEED Platinum certifiable office/lab/R&D and retail (498,000 SF office lab/R&D and 27,000 SF retail). 2020-08-28 public record, Development is proposed to be constructed in 4 phases over 6-8 years. Phase 1 will include Building 1/101 South Street, etc. Phase 2 includes Building 2 etc., Phase 3 includes Buildngs 3A and 3B, Phase 4 includes Building 4A, 4B and 4C etc.
