About

Leyland Community is a 43-unit housing project, developed by Dorchester Bay Economic Development Corporation and Hebrew SeniorLife. Located on 9 Leyland Street in Dorchester, it is the first senior affordable housing project in Upham’s Corner. The Architect for the project was Davis Square Architects, with Mechanical, Electrical, and Plumbing (MEP) design provided by Petersen Engineering, Inc. The building was constructed by Kaplan Construction. BEC acted as both the Certified Passive House Consultants (CPHCs) and Quality Assurance Commissioning (QACx) agents.

The 38,000 sq.ft. mixed-use development received PHIUS+ 2018 CORE design certification in May 2021, and final certification in April 2024. The podium construction features R-27 metal stud walls with continuous exterior insulation on the first floor, R-28 wood stud walls with continuous exterior insulation on the upper floors, R-40 roof assembly, as well as high-performance YARO uPVC triple-pane windows throughout the building. The rooftop Annexair Energy Recovery Ventilator (ERV) continuously delivers fresh air to every apartment with 80%+ total recovery effectiveness, while the high-efficiency Mitsubishi Variable Refrigerant Flow (VRF) system with heat recovery provides space heating and cooling. The 50-kW on-site Photovoltaic (PV) array results in a projected site Energy Use Intensity (EUI) of 18 kBtu/ft2/yr in the WUFI Passive energy model.
