About
Dorchester Bay City consists of the construction of 21 buildings
to contain approximately 6.3 million square feet of office, laboratory/R&D, residential, retail, restaurant, commercial, community, cultural and other uses, as well as accessory and ancillary parking, the creation of an extensive new street system to accommodate pedestrians, bicycles and motor vehicles, approximately 11.4 acres of public realm improvements, and the creation of approximately 8.3 acres of new open space areas.
The Project’s site-level and building-level sustainability design principles will reduce energy demand generated by buildings and GHG emissions. At a site level, the developers committed to SITES Certification and LEED ND Gold Certification design standards. Building level commitments include all residential buildings will be designed to meet a minimum of LEED Gold and Passive House Certification. Additionally, 25% of Commercial buildings (except ground floor retail) will be designed at LEED Platinum, and 75% of Commercial buildings will be designed at minimum LEED Gold design standards.
Each building will be designed, subject to economic and spatial feasibility,
to eliminate or minimize operational carbon emissions by prioritizing
building enclosure efficiency and using all feasible efficient electric
heating and hot water systems. The Proponents will design all buildings
to optimize on-site renewable energy generation and procure renewable
energy as feasible, so as to qualify those buildings as Net Zero Carbon
buildings.
